Bookings through Barnes are available only to individuals who:

• Are at least 18 years of age.
• Provide accurate personal details, including valid identification if requested.
• Have the legal capacity to enter into a binding agreement.

By making a reservation, you confirm that you meet these requirements.

House Rules / Code of Conduct

To ensure a safe and enjoyable stay for all, guests are expected to:

• Treat the property, staff, and neighbors with respect.
• Comply with local laws and community regulations.
• Refrain from engaging in disruptive, unlawful, or dangerous behavior.
• Respect noise levels and maintain a peaceful environment.

Barnes reserves the right to set specific property-related rules, which will be communicated before or at check-in.

Check-in / Check-out Policy

• Check-in: Guests must follow the designated check-in time and process communicated during booking. Early check-ins may be available upon request and subject to availability.
• Check-out: Guests must vacate the property by the stated check-out time. Late check-outs may incur additional charges unless otherwise agreed.

Failure to comply with check-in/check-out times may result in penalties or cancellation of future bookings.

Damage & Liability

• Guests are responsible for any damage, loss, or excessive wear and tear caused to the property or its contents during their stay.
• In case of damage, Barnes reserves the right to charge repair or replacement costs directly to the guest.
• Barnes is not liable for accidents, injuries, or loss of personal belongings incurred during the stay, unless caused by negligence on our part.
• Guests are encouraged to take appropriate precautions and secure their valuables.
